NAI Belarus Acted as a Consultant for CRE Lease by BPS-Sberbank in BC Almi


NAI Belarus acted as a consultant in the deal on the lease of office space by BPS-Sberbank in Almi business center located at 93 Pritytsky str. in Minsk to accommodate a modern Customer Support Center.

BPS-Sberbank pays great attention to quality service to its customers. An important element of this process is the contact center, which annually processes hundreds of thousands of incoming phone calls and messages on a 24-hour basis. Effective communication with such an intensive load is possible if there are comfortable working conditions for the staff as well as if telecommunication indicators meet the most modern requirements. Thus, the bank was looking for cutting edge solutions in the office real estate market.

“A client contacted us with a request for a modern service office that would allow us to locate a customer support center. One of the most important factors when choosing a location was the proximity to the metro since it has a positive effect on the availability of the office for the employees of the Customer Support Center. We also took into account customers’ expectations concerning premises zoning and the possibility of allocating meeting rooms, training rooms and lunch rooms. In addition, when choosing an object, we paid attention to the category of reliability of the building's power supply as well as the possibility of connecting self-contained supply. There were also separate requirements for the security of the building: rented premises isolation, access control system installation, possibility to operate on a 24-hour basis. The client found positive answers to these requirements in Almi Business Centre. We are confident that the best option has been selected in the current market conditions and we hope that this project will become an excellent addition to the entire business infrastructure of one of the largest banks in 
the country.

From the point of the negotiation process there was an interesting feature - the element of renegotiations and office space optimization, which is not typical for the local commercial real estate market.

Thus, the transaction structure allowed the new tenant to use the elements of the existing infrastructure in order to significantly reduce future office installation costs.
